46.9 Percent of Unsold Houses Priced RM300,000 and Below

KUALA LUMPUR: A total of 15,401 units or 46.9 percent of the 32,801 completed residential units that remain unsold nationwide consist of houses priced at RM300,000 and below.

Deputy Minister of Housing and Local Government, Datuk Aiman Athirah Sabu said based on the National Property Information Centre (NAPIC) report for the first quarter of 2026, the total value of the unsold completed residential units is RM16.37 billion.

“Although nearly half of the unsold units fall within the RM300,000 and below price category, 53.1 percent are still concentrated in the segment priced above RM300,000.

“This situation shows that the issue of unsold housing does not only involve affordable homes, but is also influenced by the mismatch between supply and demand across various segments of the housing market,” she said during the oral question-and-answer session in the Dewan Rakyat today.

She said this when responding to a question from Datuk Willie Anak Mongin (GPS-Puncak Borneo) who asked the ministry to state the number of unsold affordable homes as well as the actual home ownership rate among young people aged below 35.

Aiman Athirah said specific data on home ownership rates by age, state and parliamentary constituency is not yet available because current statistics published by the Department of Statistics Malaysia (DOSM) are only compiled according to income groups and locality.

However, she said based on the Household Income and Expenditure Survey (HIES) 2024, the home ownership rate for low-income households in the Desil 1 to Desil 4 group is 76.3 percent.

She said KPKT is currently developing an integrated housing data repository at the national level to help formulate more accurate data-driven policies, including to understand the needs of young people and first-time homebuyers.

Meanwhile, responding to a supplementary question from Syed Saddiq Syed Abdul Rahman (Muda-Muar) regarding the home ownership rate among youths, Aiman Athirah said the government gives priority to young people through various existing financing schemes.

“From the approval data of the Housing Credit Guarantee Scheme (SJKP), 75.7 percent of total approvals involved applicants aged 35 and below.

“This proves that the government is indeed focused on helping young people own their first homes,” she said.

She said besides SJKP, the government will continue to strengthen the implementation of various initiatives including Step-Up Financing and the housing policies currently being formulated to improve home ownership access among youths.

“We are serious in ensuring that more young people are able to own homes and no one will be left behind from enjoying these opportunities, insya-Allah,” she said.
