Kanopi Residences Achieves 90 Percent Take-Up Rate
PETALING JAYA: Sime Darby Property Berhad continues to strengthen its position in the high-rise residential development segment as Kanopi Residences at Elmina City Centre achieved its maximum structural level through a topping-off ceremony.
This marks the project getting closer to its targeted completion in the third quarter of 2027.
Kanopi Residences, which has a gross development value (GDV) of RM299 million, is Sime Darby Property’s first high-rise residential development in the 350-acre Elmina City Centre area, which is part of the 6,500-acre City of Elmina master plan.
The 36-storey project offers 499 residential units with sizes ranging from 550 to 1,200 square feet, targeting young professionals, first-time homebuyers and families who are just starting out.
Since its launch in the fourth quarter of 2024, Kanopi Residences has recorded a take-up rate of 90 percent, reflecting encouraging demand for residences in Elmina City Centre.
Sime Darby Property’s Chief Operating Officer of Urban Development, Appollo Leong said, the maximum structural achievement reflects the commitment of all parties involved in ensuring the project is developed safely and according to schedule.
“More importantly, it reflects Sime Darby Property’s commitment to delivering quality developments on schedule, besides fulfilling the trust given by our purchasers,” he said in a statement.
He said, the growth of Elmina City Centre also aligns with Sime Darby Property’s vision to create a 15-minute city concept, with daily amenities such as commercial centres, schools, parks and transport networks within easy reach by walking or cycling.
In terms of amenities and connectivity, Kanopi Residences is located approximately 300 metres from Elmina Lakeside Mall, besides having access to the Guthrie Corridor Expressway and the Damansara-Shah Alam Elevated Expressway (DASH).
Residents also have walking access to the 300-acre Elmina Central Park which encompasses urban, community, arts and culture, wildlife, forest and sports parks, besides being connected through a five-kilometre biodiversity corridor.
Kanopi Residences highlights a greening-based lifestyle concept inspired by the nearby Bukit Cherakah Forest Reserve.
The development is equipped with over 35 wellness-themed facilities including Co-Working in the Sky, Lounge in the Sky and Fitness in the Sky, besides recreational and community facilities on the 7th Floor.
According to Sime Darby Property, the development is also located near several primary and secondary schools as well as an international school, thus supporting the urban living concept that prioritises walkability and access to daily amenities.
Kanopi Residences also received the Gold Award in the Best Lifestyle High-Rise Residential Development category at the PropertyGuru Asia Property Awards Malaysia 2025.
Sime Darby Property previously recorded a take-up rate of 70 percent during the launch of Kanopi in November 2024.
With this latest achievement, Kanopi Residences is expected to be among the catalysts for the expansion of residential offerings in Elmina City Centre, thus supporting Sime Darby Property’s efforts to develop the area as a more vibrant residential and commercial hub.
